Adapting a much loved Salcombe home into an income-producing holiday let

One of Refurb's specialities is adapting properties into income-producing holiday homes. Blue Haze was a much-loved family home in Salcombe that needed to start producing an income from holiday letting.

Not only did Blue Haze need to start producing an income, but it also needed a makeover to refresh it and prepare for the letting market.

Our brief was to transform Blue Haze into a holiday home that could sleep ten.

We managed the refurb right down to the inventory, details like ensuring there were enough teaspoons for ten people! It was a fantastic project that the whole team worked on at some point.

Zoning the space was vital in creating space to ensure enough living space, and the team came up with some clever and innovative ways to create dining space and seating space for ten. We also created a relaxed, snug area used as a kids den and TV room.

We started work at the start of lockdown three and finished in May 2021, ready for the booming summer letting season of 2021. Our clients were thrilled with the result.

The final part of the project was painting Blue Haze's exterior with a paint colour that bought Blue Haze in line with its name; if you knew the property before, it used to be yellow!

Scope of works:

Electrical installation condition report for the property, portable appliance testing and gas safety check
Replace all internal doors handles and bathroom locks as required to match
Decorate all walls, ceilings, woodwork, pine beams and interior doors throughout
Replace flooring in hallway, kitchen dining, sitting room, bathroom, WC and new snug TV area
Remove tiled kitchen splash backsplash and make good Supply and fit venetian blinds, curtain track and curtains
Relocate radiator for the purpose of furniture positioning
Re-grout existing tiles and paint the bathroom
Fit striped carpet on stairs, including gripper and underlay
Create a lockable store cupboard for changeover linen
Paint bunk beds, install new radiator and fit new beside lights and sockets for bunk beds
Fit single headboards for beds and blackout blinds
Replace various light fittings
Post refurb clean throughout the property
Supply and install goods for inventory for holiday letting
Prep and decoration of external areas including wooden porch and door, clean gutters, fascias etc
Fix fencing and gate
Replace decking on the patio outside of the living area with composite decking
Install stainless steel and glass balustrade on patio outside of living area.
