Refurbishing a Salcombe home ready for holiday letting

Woodlands is a beautiful old property sitting on the brow of the hill at North Sands. Previously a family home that had moved to the next generation, our clients decided to bring Woodlands to the letting market. The brief was to modernise and make the house suitable for a holiday let for seven.

An updated version of their home to welcome new guests that retained the character and happy memories the family had created over many years. Read on to find out how we transformed Woodlands.

Woodlands had a complete refurbishment both inside and out.  We worked with the clients carefully choosing which cherished furniture to stay, where new furniture was needed and where we could retain special pieces that had meaning to the family. We decorated throughout and replaced all soft furnishings and carpets to make the house welcoming to new guests. Outside

Outside in the garden, we extended a patio area to make it suitable for outside furniture, cleared back the woodland garden and added planting to the front of the house. To soften the appearance of the house externally we lifted the imposing black Crittel windows by painting them a lovely soft grey and repainted the masonry giving a much softer, welcoming look.

Inside

We created light and space throughout the house with careful colour choices in paint, soft furnishings and flooring choices. In the lounge we replaced all the furniture, including fitting a fabulous U shaped sofa (loads of room for everyone) into one end of the room. It fitted perfectly with millimetres to spare (we measured more than twice for this one!)

We highlighted cherished pieces throughout the house. A beautiful collection of glassware made a gorgeous display in the dining room, an eclectic collection of books have pride of place and a beautiful antique wooden bench that we set at the foot of the bed in the master bedroom.

An unused garden room with a shower room directly off it was restyled to create a fabulous boot room. It makes the perfect space to de-sand after a day at the beach at North Sands and is an excellent place for storing beach gear and toys to keeps the main rooms free of clutter.

Our clients needed somewhere to store their personal belongings so we created a store room within the utility room. On the lower ground floor a large room had been used by the family as a working office.  This room lent itself to the creation of a gorgeous snug room that allowed family members staying to have two reception rooms and offered a fun games space for families.

As with many refurbishments of older properties, the project developed as we found things that needed replacing or renewing. We planned to keep the original kitchen and upgrade it, but additional electrics were needed and the increased costs meant that we decided with the client it was more cost effective to fit a new kitchen. We chose a kitchen from the Nolte express range at Ivybridge kitchens.

We kept in touch with our clients using our client portal which was invaluable as the refurbishment was carried out during lockdown restricting face-to-face visits with the clients.

Creating the right look

It's always a privilege to be entrusted with someone's home and we always want to get it right for them. We spend a lot of time at the start of the project creating a concept and a mood board to ensure we get the style and feel right for the client.

Every client and each project is different and our aim is to achieve the best house for our client for them to enjoy for years.  For this project, our clients were thrilled to have an updated holiday home that still felt like their own.
